If you are not familiar with Corona del Mar village, this is a front unit condo. More than half of the area that makes up the village are single front unit/back unit condos. ( There are only a few of the larger multi-unit condo complexes in our community.) many of the older front & back unit condos are duplex conversions, although most of those built since the 1980’s and newer were actually built as condos with seperate utilities. Although there are CCR’s on these kind of properties, there is usually no HOA monthly fees involved and the owners of the two units decide when the property needs work.
Come enjoy the coastal lifestyle on the California Riviera. Walk to nearby Corona del Mar beach, fine dining, and upscale boutiques.

Trick or Treat with Style!

It’s Friday, October 31st…so Happy Halloween! I love this time of year, it’s just starting to cool off…although Tuesday was a scorcher. It’s getting darker earlier, and as I’ve been driving around our Newport Beach and Corona Del Mar neighborhoods, I’ve seen the creativity that homeowners have used to spice up their homes for the holidays. Decorating is not just for Christmas anymore.
Here are some of the other pictures I took this week…
Corona Del Mar Home Tour 2008
October 30, 2008 by newporthomes · Leave a Comment
Yesterday was CDM’s 35th annual home tour, benefiting CDM high school and middle school PTA. It’s always one of the most exciting events in our community, so I was happy to grab my Iphone and spend a pleasant day playing hookie from work. I love archatecture and home design, which is one of the things I love about my job as a realtor, so seeing the interior of some of the area homes that aren’t for sale (yet) is fun. Plus it’s a great way to give back to the schools. Having put three kids through our local school system, I appreciate how much effort it takes to give our young people the things they need to make their educational experience meaningful.
For $60, we had a nice breakfast of coffee and sweets at Cafe Beau Soleil in Fashion Island, lunch at Sherman Gardens in CDM, and the opportunity to view six homes in CDM village, the Port streets, Newport Coast, and Shady Canyon. There was also an afternoon reception at Bliss Linen’s, but after a full day in the sun…I opted to go home and relax.
All of the homes were very different from each other, so there was something for everyone. The Patterson’s home in CDM has always been one of my favorites. The builder / owner is one of CDM villages most respected builder for the style and quality of the homes he produces. He recently built and sold another home very similar to his personal residence on Poinsettia. A sure sign of the quality of his work, the home was purchased by another builder in the community.
I also really appreciated the Cape Cod style home in the “Port streets” of Newport Beach. The Wellington’s 7,000 square foot home is amazing. This gorgeous family-living home has every ammenity well thought out, both in function and design. A few favorite features: The 12″ wide oak floor planks, ceiling beams from a 1860 barn, the bunk beds for sleep-overs; the basement with media room, gym, and wine cellar; and the outdoor cabana with outdoor fireplace, bar, salt water pool and an outdoor shower.
The Ensign’s home in Shady Canyon was also a show stopper! 10,000 square feet of wow factor…a modern interpretation of Santa Barbara style on one of the best lots in Shady Canyon.
If you didn’t get a chance to go this year, I can highly recommend it for next year. It’s for a great cause and a perfect opportunity to pick out your favorite Corona Del Mar Dream Home!
…or Newport Beach Dream Home, or Newport Coast Dream Home…..

Corona Del Mar Village
October 8, 2008 by newporthomes · 2 Comments
Located halfway between Los Angeles and San Diego, In Orange County, Corona Del Mar is one of the most desirable cities on California’s Pacific coastline. Sandwiched between Newport Beach and Newport Coast, “CDM” has some of the most coveted real estate in the country. Corona Del Mar is made up of several distinct areas, each with it’s own character. Corona Del Mar village (aka: the village, the flower streets, old CDM) is one of my favorite areas. The village is very different from it’s adjoining neighborhoods of Shorecliffs, Cameo Shores, Cameo Highlands, Corona Highlands, Irvine Terrace, Sailhouse, Jasmine Creek, Jasmine Park and Harbor View Hills. All of them have their own personality, but the village is pure charm.
The village encompasses the homes from Avocado to Hazel, with Pacific Coast Highway running right through the center. Approximately 75% of the lots in the village are zoned R2, and have “gone condo”, but that’s a slightly different thing here in CDM. Most condos are only 2 units – a front unit and a back unit. There are a few multi-unit complexes in town, but not many. The rest of the village is made up of original cottages, and the large single family homes that are replacing the cottages. It’s not unusual to drive down one of the flower streets and see an original cottage, two or three front and back unit condos, a single family home built within the last few years, and a construction site (or two).
I have the opportunity to talk to people new to the community all the time (I’m a realtor, and hold open house almost every weekend) and they ask a lot of the same questions. Depending on where people come from, they may be surprised by how close the homes are to each other – unless they are from Manhattan. I always tell them we are a close community, and neighbors talk to each other here. We are a community that has to be considerate of each other…we pull to the side when driving down narrow streets so oncoming traffic can pass, we meet our neighbors on their front patio’s and walking their dogs, and we are considerate about noise pollution, light pollution, and keeping our homes and alleys neat. One of the things I appreciate most is being able to walk everywhere. You can park your car on a Friday after work and not get in it again until Monday. In the morning I like to walk to Starbucks and read the paper, stop by the grocery store or pick up flowers from the corner stand. Our friends walk to the local restaurants for dinner, and I really enjoy walking down to Ocean Blvd. in the late afternoon to watch the sunset over the Pacific Ocean and Newport Harbor.
Real estate values in CDM village are based on many things, but as everyone knows “location, location, location” is paramount. Locals divide the village into several categories:
- North of Pacific Coast Hwy vs. South of Pacific Coast Hwy
- Single family residence vs. condo
- With condos, it’s front unit vs. back unit
- Ocean view’s (full, “peek-a-boo”, or none)
- Square feet, bedrooms & baths (the usual)
- Lot size (typically they are 30′ x 118′, but occasionally there are 45′ lot-and-a-halfs, and a few 60′ double lots)
I also meet a lot of people who ask about how the current financial problems have affected our area. I’m happy to report that, while we have seen some price decreasing and more inventory, for the most part, Corona Del Mar has not seen the kind of real estate issues plagued by much of the country. This is a wonderful community, and is home to affluent and professional residents. The charm of the village is it’s tree lined streets, beautiful homes, great restaurants and shops, sandy beaches, and the relaxed lifestyle we live here. This is the place where visitors dream of moving to someday. I meet so many people who call me looking for their Corona Del Mar dreamhome. It’s no wonder that CDM has become one of the most recession proof communities in California!
